For rental hosts
Let guests control the climate from their own phone
Give each guest control of the air conditioners for their stay, from their own phone, with one card on the wall.
No accounts for guests to make, no ads, and no tracking.

The short version
- Breez Host is the plan for people who run holiday lets, short-term rentals and serviced apartments.
- You make one Guest Pass card for a home and print it. Every guest scans the same card with their phone.
- Guests can turn the air conditioners on and off and change the temperature, mode and fan speed. In Breez, the temperature stays inside a range you choose.
- A guest’s access lasts for the longest stay you set, and usually ends sooner if they spend three days away from the property.
- The limits are guardrails, not a lock. They apply inside Breez, not to the remote control or to the maker’s own app.
- Guests do not need an account, and they never pay.
- Each Breez Host level covers a number of properties: 1, 5, 10, 25 or 50. See Host levels and your cards.
- Breez Host is a plan you buy in the app or on our website, monthly or annually, or as a one-time purchase (not every option is sold in both places). Apple, Google or, on our website, our payment provider bills you. The store or the checkout shows the price in the currency you pay in.

What Breez Host is
Breez is an app that controls air conditioners over the home’s own Wi-Fi. Breez Host is the plan made for people who rent out a home, a room or a whole building.
It includes everything in Breez Pro, with any number of homes and air conditioners, and sharing your homes with up to 6 people you trust. On top of that it adds the Guest Pass. This is a card you print and put in the property. It lets each guest use the air conditioners during their stay, within limits of time and temperature that you choose. Making a Guest Pass needs Breez Host, even for a rental with just one or two air conditioners.
Guests use the free Breez app. They do not need Breez Host, and they do not meet a paywall during their stay.
What your guests can do
A guest who scans your card gets the controls most guests want, and not the settings that could upset your setup.
Power
Turn one air conditioner, a group of them, or all of them on or off.
Temperature, kept in range
Set any temperature inside the range you choose. The default is 20 to 28 °C (68 to 82 °F). The dial never offers a temperature outside it.
Mode and fan
Choose Auto, Cool, Heat, Dry or Fan, and the fan speed. The temperature stays in your range in every mode. Breez shows only what each air conditioner can do.
What guests cannot do
- Use Freeze protection or Holiday, the modes for an empty property.
- Change swing, special modes or ducted zones.
- Add, remove or re-pair air conditioners, or rename or delete your home.
- Share your home from Breez. (Anyone who has a photo of the card can still use it, so keep the card inside the property.)
- Keep a copy of your home in iCloud or Google Drive. A guest’s copy stays on their phone.
A guest can leave the guest home at any time, which removes their own copy. They can also rearrange rooms and names for their own view. That changes nothing on your phone.
These limits are there to stop mix-ups and extreme settings. They are guardrails, not a lock, so keep your card inside the property and share it with the people you welcome.
Breez applies the limits only inside Breez. The air conditioners’ own remote controls and the maker’s own app are not limited by Breez, and some Daikin adapters accept commands from any device on the same Wi-Fi network. While the pass lasts, a guest’s phone holds what it needs to control the air conditioners.
How a stay works
- Set up the air conditioners. Add each one to a home in Breez and name the rooms. See getting your property ready.
- Make the Guest Pass. Open the home’s “⋯” menu (three dots) and choose Guest Pass. Pick the longest stay and the temperature range, say whether this Wi-Fi is the property’s, then choose Make card. Later, the same screen has Manage card, where you update, replace or revoke the card.
- Print or save the card. Choose Print, or Save as PDF. The card is postcard size (A6). It shows a QR code, your home’s name, the room names, and a typed code for phones that cannot scan.
- Put the card where guests will see it. By the front door, or in your welcome folder, for example.
- The guest scans it. They join your Wi-Fi, point their phone’s camera at the card and open the link. On a phone that has Breez, the link opens it. If they do not have Breez yet, they install it from the App Store or Google Play and scan the card again. The page the link opens does not yet link to the stores, and on some Android phones the link may open that page even when Breez is installed. Tell guests to install Breez before they arrive, and to type the code on the card if the link does not open Breez.
- Breez checks the guest is at the property. It looks for your air conditioners on the Wi-Fi. If it cannot find them, it compares the name of the Wi-Fi with the one you recorded. If the card has no recorded name, it cannot make this second check (see what you can set).
- The guest controls the air conditioners. Breez talks to them over the property’s Wi-Fi, so it works while the guest’s phone is on that network.
- Their access ends. After the longest stay you set, or usually after three days away from the property, whichever comes first, Breez removes the guest’s copy from their phone and tells them their guest pass has ended. Breez does this the next time they open the app. This ends their access in Breez only. The card stays on the wall for your next guest. If the air conditioners are switched off at the wall for days, a guest may need to scan the card again.
Changing things later
Open Guest Pass, then Manage card. There you can choose Update card, Replace card or Revoke card. (If the card is out of date, Update card also shows on the first screen.)
Changed a room name, the air conditioners, the temperature range or the longest stay? Choose Update card. It changes what the next guest gets when they scan, and the printed card keeps working. A guest already staying keeps what they scanned until they scan again. If you renamed rooms, the names printed on the card stay the old ones until you reprint it.
Replace card makes a new card, and the old printed one stops working. It asks again whether this Wi-Fi is the property’s. Revoke card stops anyone from scanning the card. Guests who have already scanned keep their access until their stay or their time away ends, so pick a longest stay that fits your bookings.
A home has one card at a time.
Getting your property ready
Air conditioners and Wi-Fi
- Each air conditioner needs a Wi-Fi adapter that has joined your Wi-Fi network. You do this once, before your first guest. Breez walks you through it when you add each one.
- Some Daikin adapters have a 13-digit setup code on a sticker (the older SKYFi has a 5-digit PIN). Breez asks for it as you add the air conditioner.
- For Daikin air conditioners, a phone needs to be online once to unlock them. This is true for your phone when you add them, and for a guest’s phone the first time they scan the card. The property’s Wi-Fi usually provides it if it is connected to the internet. After that, the phone goes online by itself about every two months.
- Put the air conditioners and your guests on the same Wi-Fi network. Some guest networks stop phones from seeing other devices. If yours does, guests will not be able to control the air conditioners from it.
- Try it before your first guest. Scan the card with a second phone that does not already have your home. A phone that already has your home with full access, such as yours, is told so and not given a guest pass.
Name the rooms
Guests see your home’s name and the names of your rooms and air conditioners, on their phone and on the printed card. Use names a visitor will understand, such as Living room or Bedroom 2.
Look after the card
- Keep it inside the property. Do not post a photo of it in your listing or online. Anyone who has the card, or a photo of it, can use it until you replace it. Breez checks that they are at the property, as far as the Wi-Fi setting below allows.
- If you think the card has got out, choose Replace card and put the new one on the wall.
- Breez looks for your air conditioners first, and compares the Wi-Fi name only if it cannot find them. The name is recorded when you make or replace the card, so if you move to a new network, replace the card while you are connected to it.
What you can set
You choose three things when you make the card.
- Longest stay. 7, 14 (the usual choice), 30 or 90 days. A guest’s access lasts this long at most, counted from the moment they scan. Choose the next length up from your longest booking. If guests stay up to 10 nights, choose 14 days. Access ends that many days after the guest scans, at the same time of day, and Breez removes it the next time the guest opens the app. Breez does not know your check-out time, so a guest who leaves early keeps access for up to three days after they go, and longer if they come back near the property. A guest who has left cannot control anything from outside your Wi-Fi, because Breez works over the property’s Wi-Fi.
- Temperature range. The default is 20 to 28 °C (68 to 82 °F). Guests can choose any temperature inside it. Breez shows the range in the unit your phone uses.
- This Wi-Fi is the property’s. On by default. Breez keeps a one-way code of the Wi-Fi name, never the name itself, so it can check a guest is at the property. It asks for your precise location once, only to read the Wi-Fi name. If you turn this off, or Breez cannot read the Wi-Fi name (for example because you allowed only approximate location), the card cannot check that a guest is at the property, so anyone with a photo of the card can use it.
House rules, such as quiet hours or switching the air conditioners off when the room is empty, are for you to write in your welcome message. Breez has no schedules, so it cannot switch things off at a set time.
What to tell your guests
Put something like this in your booking message or your welcome folder, and change it to suit.
Welcome! You can control the air conditioners from your phone with the Breez app, which is free for guests. You do not need to make an account.
- Join the Wi-Fi at the property.
- Point your phone’s camera at the card and open the link. If you do not have Breez yet, install it from the App Store or Google Play first, then scan the card again.
- If that does not work, open Breez, choose Get started, then Adopt a home, then Scan or enter a code. Choose Scan the code to use Breez’s own scanner, or Enter code instead to type the code printed on the card. (If you already use Breez, tap + on the Homes screen first.) The words under Adopt a home mention an installer or family member, but this is the right place for the card.
You can turn the air conditioners on and off and change the temperature, mode and fan speed. Your access ends by itself after your stay.
If a guest cannot connect
Most problems are one of these, listed in the order a guest meets them.
The guest scanned the card and has not installed Breez
The card opens a page that tells them how to get Breez. It does not link to the App Store or Google Play, so ask them to install Breez from the store, then scan the card again at the property. Installing works on any connection. The card itself works only at the property. If the link does not open Breez on an Android phone, they can type the code printed on the card, as in the welcome message above.
“Connect to the property’s Wi-Fi first”
The guest’s phone is not on your Wi-Fi, and Breez could not find the air conditioners. Ask them to join the property’s Wi-Fi, then scan the card again. Mobile data does not count.
Breez asks for the guest’s location
Breez asks only when it cannot find the air conditioners, and only to read the name of the Wi-Fi network the guest is on. It does not use or keep where they are. If they said no, they can allow it in their phone’s Settings, under Breez. Joining your Wi-Fi first usually avoids the question.
“You already have full access to (your home’s name)”
This shows on a phone that already has your home with full access, such as yours. Try a different phone.
Breez opens but cannot control the air conditioners
Check these, in order:
- The guest’s phone is on the same Wi-Fi network as the air conditioners, not on a separate guest network.
- Breez is allowed to use the local network. On an iPhone, open Settings, then Breez, and switch on Local Network.
- The air conditioner has power, and its adapter’s Wi-Fi light is on.
- For Daikin air conditioners, the guest’s phone has been online at least once since they scanned the card. The property’s Wi-Fi usually does this, if it is connected to the internet.
The card will not open, or says it has stopped
The card may have been replaced or revoked, for example by someone you share the home with. Open Guest Pass on your phone to check. If you replaced it, the old printed card no longer works, so put the new one on the wall.
“Your guest pass for (your home’s name) has ended”
Either their stay ran out, or Breez has not seen the property for about three days. Each time the guest opens the app, Breez looks for the air conditioners and, if it cannot find them, checks the Wi-Fi name. The three days count from the last time it found the property either way, so a pass ends this way only when both checks fail for that long. If they are at the property, they can scan the card again to start a new stay.
Privacy for you and your guests
Your guests
- Guests make no account and sign in to nothing. Breez has no ads and no tracking.
- A guest’s copy of your home lives only on their phone. It is not saved to iCloud or Google Drive, and it goes when their pass ends.
- Breez asks for a guest’s location only if it cannot find the air conditioners, and only to read the name of the Wi-Fi network. It does not use or store where they are, and never asks in the background. The name is turned into a one-way code and the name itself is not stored.
- When a guest scans the card, their phone fetches the locked card from our sharing service. Like any website, that service sees the connection, such as the internet address, to run and protect it, and does not keep it. Cloudflare’s security tools may keep a short record of a request they block or slow down.
- Breez does not give guests your Wi-Fi password.
You
- Your homes, rooms and air conditioner settings stay on your phone. We do not have a copy and cannot see them.
- Your card is kept in locked form on our sharing service, which cannot read it. It stays until you revoke or replace it. Deleting the home on your phone does not stop it.
- Breez has no accounts and no list of members. It does not keep a list of who scanned your card, and we cannot see one.
The privacy policy has the full details.
Which air conditioners work
Breez works with air conditioners from many makers on the property’s network. The Supported Brands are listed on the How it Works page.
Some air conditioners have built-in Wi-Fi that only works with the maker’s own app. Breez cannot control those over local Wi-Fi yet. When you add an air conditioner, Breez tells you whether it works, or what it needs. To look around the app first, open Settings, then Explore a demo home. Nothing in it is real and nothing is saved, and it does not show whether your air conditioner works.
Not sure about yours? Write to us with its make and model, and we will tell you.
Getting Breez Host
Breez is free to download and free for one home with two air conditioners. Breez Host is a plan you buy in the Breez app or on our website, monthly or annually, or as a one-time purchase. Not every option is sold in both places. In the app, Host 50 is monthly only, and a one-time purchase is sold for Host 1 and Host 5 only. On our website, Host 50 is also sold annually, and Host 10, Host 25 and Host 50 are also sold as a one-time purchase. In the app, Apple (on the App Store) or Google (on Google Play) takes the payment and bills you. On our website, our payment provider does. The store or the checkout shows the price in the currency you pay in, so there is no price on this page.
Breez Host includes everything in Breez Pro, and it is the plan that lets you make Guest Pass cards. If you try to make a card on a lower plan, Breez shows what you need. If you bought in the app, you manage or cancel a subscription in your App Store or Google Play account settings, and Apple or Google handles refunds. If you bought on our website, use the link in your receipt email, and our payment provider handles refunds. If it ends, see what happens to your cards. The terms have the details, and a real person reads what you send us.
Host levels and your cards
A property is a home with a live Guest Pass card. You can have any number of regular homes without a card. Breez Host comes in five levels, Host 1, Host 5, Host 10, Host 25 and Host 50, which cover 1, 5, 10, 25 and 50 properties at a time. For more than 50, contact us for a plan made for you.
If you move to a lower level, cancel or your plan lapses, your cards keep working for 30 days. After that, the newest cards above the number your plan now covers stop working for good, and the oldest are kept. You can revoke cards yourself first, to choose which ones stop. Breez warns you in the app before you move to a lower level and while a plan is ending, but it cannot step in when you cancel in the App Store or Google Play, or through your receipt email.
A card that has stopped working cannot be turned back on. To use that property again, make a new card and print it.
Questions
Do my guests need Breez Host?
No. Guests use the Breez app for free. Only the host needs Breez Host, to make the card.
Do guests need an account or a password?
Guests need no account. They join your Wi-Fi the way they normally would, with the password you already give them, and then scan the card. Breez does not pass your Wi-Fi password on.
Does the card expire?
No. The same card works guest after guest until you replace or revoke it. Each guest’s own access is what ends.
Can I end one guest’s access early?
Not at the moment. Revoke card and Replace card stop new scans, but a guest who has already scanned keeps their access until their stay ends or they have been away for about three days. Choose a longest stay that fits your bookings.
Can Breez switch everything off at check-out?
No. Breez has no schedules, because a phone cannot be relied on to run them in the background. Ask guests to switch the air conditioners off when they leave.
Can I have different cards for different properties?
Yes. Each home has its own card, one at a time. Make each property its own home in Breez.
What if a guest has no smartphone?
The card works with iPhones, iPads and Android phones. It is worth leaving the air conditioners’ own remote controls in the room as well. Breez does not limit the remote controls, so a guest can set any temperature with them.
Does it work when I am away?
Breez talks to the air conditioners over the property’s Wi-Fi. To reach them from outside, see when you are away from home, which explains how to do it with your own VPN.
What about my cleaner or a co-host?
Share the home with them from Breez, which gives them full access, so share it only with people you trust. A co-host who has the home on their own phone can also manage the card from there. Updating or replacing it needs Breez Host on that phone too.
What happens when a guest leaves?
The air conditioners stay as the guest left them, and Breez does not switch them off. Their access ends by itself, as described in how a stay works. Ask guests to switch the air conditioners off when they go.
Can I see who is using the air conditioners?
No. Breez keeps no list of guests and does not show who is connected or who changed a setting.
Can I limit how much energy they use?
Only through the temperature range. Breez does not cap how long the air conditioners run, and has no usage report or alert for a property.
What if my Breez Host subscription ends?
You keep access until the end of the period you paid for. After that, your cards keep working for 30 days, then the newest cards above what your plan covers stop working for good. You can always revoke a card. Updating or replacing a card needs Breez Host. Guests never meet a paywall. See Host levels and your cards.
What if the next guest arrives before the last guest’s pass has ended?
Both can control the air conditioners until the first pass ends. Breez has no check-in or check-out dates, so pick a longest stay that fits your bookings.
I have stopped renting the property
Revoke the card first: open Guest Pass, then Manage card, then Revoke card. Deleting the home in Breez does not stop the card. Guests who have already scanned keep their access until their stay ends.
